Thesis

A Japanese property listing is not a full diligence package.

It is a compressed data sheet. Useful, but incomplete. The important information is in what the listing does not explain.

Layout And Area

1R, 1K, 1DK, 1LDK, and 2LDK describe room configuration. Area is usually shown in square meters. Balcony, terrace, storage, or parking may be separate.

Size alone is not enough. Layout efficiency matters. A smaller, efficient unit can outperform a larger awkward one.

Monthly Costs

For condominiums, 管理費 (management fee) and 修繕積立金 (repair reserve) matter.

Low repair reserves are not always good. They may mean future underfunding. High fees can hurt resale. The question is whether the building's financial management is credible.

Status And Delivery

Vacant, occupied, leased, owner-occupied, delivery date, and tenant rights all affect value.

For investment, current rent must be tested against market rent. A tenant paying above-market rent may make the yield look better than it is.
