Thesis

Land price headlines are useful. They are not underwriting.

Japan publishes land price data that helps read broad market direction. But a national or ward-level trend does not tell you whether a specific property is worth buying.

Macro Direction Is Context

If land prices are rising in central Tokyo, that matters. It tells you capital is active, demand is present, and scarcity is being priced.

It does not tell you whether one building has bad management, weak road access, poor seismic status, or limited financing.

Micro Beats Macro

Property value is local:

  • station access;
  • street quality;
  • road width;
  • zoning;
  • building age;
  • management;
  • view;
  • noise;
  • tenant demand;
  • future buyer pool.

Two properties in the same ward can have completely different liquidity.

Redevelopment Can Be Priced In

Land near redevelopment moves before completion. By the time the story is obvious, the discount may be gone.

The question is not whether redevelopment is good. The question is whether the asset still offers mispriced exposure to that improvement.
