Thesis

Redevelopment can create real value. It can also create expensive stories.

Tokyo is constantly renewing itself: station upgrades, mixed-use towers, office clusters, hotels, retail, parks, and infrastructure. Some projects change demand. Some only change marketing language.

What Redevelopment Can Improve

Redevelopment can add:

  • stronger transport access;
  • better retail;
  • office demand;
  • hotel and tourism activity;
  • public space;
  • neighborhood identity;
  • liquidity.

When those changes are real, surrounding assets can benefit.

What To Test

Do not buy the headline. Test the asset.

  • Is the project funded and under construction?
  • How close is the property?
  • Does the walking route improve?
  • Does tenant demand actually change?
  • Is the benefit already priced in?
  • Is the building good enough to capture the upside?

Bad buildings do not become good because cranes are nearby.

Timing Matters

The best entry is before the story is obvious. The worst entry is after everyone is already underwriting the future as if it happened.

If all upside is in the price, the investor is not buying opportunity. The investor is buying consensus.

Redevelopment is a factor, not a thesis by itself.

We want direct benefit, clean asset quality, realistic pricing, and an exit market. Without those, the story is not enough.
