Thesis

Wooden houses are normal in Japan. That does not make every wooden house a good asset.

Detached homes need a different underwriting lens from condominiums. The building, land, road, zoning, rebuildability, and maintenance profile all matter. A clean interior is not enough.

The Building May Not Be The Value

For older detached houses, value may sit mostly in the land. The existing structure may be useful, tired, or economically irrelevant.

That changes the question. The buyer is not only buying a house. The buyer may be buying a land position with a temporary structure on it.

If the land is strong, that can work. If the land has road or zoning defects, the house can become a liability.

The Real Checks

  • road access and frontage;
  • 私道 (private road) status;
  • setback requirement;
  • 再建築不可 (not rebuildable) risk;
  • 建ぺい率 (building coverage ratio);
  • 容積率 (floor-area ratio);
  • termite history;
  • moisture and roof condition;
  • foundation and seismic performance;
  • renovation versus rebuild economics.

These are not technical details for later. They decide value.

Wood Requires Maintenance Discipline

Wooden houses can perform well. They also punish neglect.

Roof, exterior walls, waterproofing, ventilation, insulation, termites, and foundation condition need review. A buyer who focuses only on interior finishes is looking at the wrong layer.

For foreign owners, management matters. A detached home left unchecked can deteriorate quickly.

Rebuildability Is The Core Issue

If the building is old, the future depends on whether it can be rebuilt. If the site is 再建築不可 (not rebuildable), the land value changes materially. Financing changes. Exit changes. Renovation risk changes.

Cheap detached houses in Tokyo have a reason.
