Building Rules Come First

Condominium associations control more than buyers expect. Rules may cover flooring materials, sound insulation, wet-area movement, working hours, elevator protection, contractor access, notification, and approval.

If the building will not allow the work, the design concept is irrelevant.

Structure And Services Limit The Plan

Older units can have constraints:

  • pipe location;
  • slab structure;
  • ceiling height;
  • electrical capacity;
  • ventilation;
  • waterproofing;
  • riser location;
  • window replacement limits.

Moving a bathroom or kitchen may be impossible or uneconomic. Opening a wall may not be allowed. Installing modern systems may require compromise.

Budget Needs Contingency

Renovation budgets should include design, demolition, construction, materials, building approval, temporary storage, management, tax, and contingency.

Overseas owners also need bilingual coordination. Contractor communication is not a detail. It is risk management.

Renovation And Resale

Over-renovation can destroy returns. Under-renovation can leave value trapped.

For a home, the goal may be personal quality. For investment, the goal is rentability and resale. Do not confuse them.
