Who we are

Kagura Estates is a real-estate advisory brand operated by Alliance Communications Co., Ltd. This policy applies to kaguraestates.jp and the services provided through it.

Information we collect

We collect information you choose to provide, including your email address, full name, preferred language, property price range, country of residence, buyer-brief answers, messages, newsletter edition and consent records, favorites, and account or private-listing access records. We also receive limited technical request, campaign-source, and security data needed to operate, measure, and protect the site.

How we use information

We use information to create and secure accounts, provide authorized property access, save preferences and favorites, respond to inquiries, assess property requirements, deliver a newsletter after confirmation, understand which content led to a request, operate and improve the service, prevent abuse, keep business records, and comply with legal obligations.

Accounts and deletion

Accounts use an email address rather than a separate username. You can update supported profile fields and permanently delete your account from the Account page. Deletion removes the authentication account, profile, favorites, and private-listing access. Inquiry or transaction records may be retained where reasonably necessary for business records, disputes, fraud prevention, or legal obligations.

Inquiries and communications

Buyer briefs are stored so our team can review and respond to them. When email delivery is enabled, we use the email address supplied to notify our team and send a receipt to you. Please do not submit passwords, payment-card details, or other unnecessary sensitive information in free-text fields.

Newsletter consent is separate from a buyer inquiry. We store the email address, selected edition, consent and confirmation times, and limited content-source fields. A subscription becomes active only after the confirmation link is used. Confirmed contacts are synchronized to the relevant Resend segment for Broadcast delivery, and every Broadcast provides an unsubscribe route. Sending a buyer brief does not subscribe you.

Cookies and local storage

The site uses strictly necessary cookies or browser storage for secure sign-in, session continuity, and security controls. Cloudflare Turnstile may use browser signals and storage to distinguish people from automated traffic. We do not currently use advertising cookies.

Analytics

We use Vercel Web Analytics for aggregated traffic measurement. In the current configuration it does not use third-party cookies or associate a page view with an individual or IP address. Analytics data may include a page or route, referrer, filtered query information, approximate location, device, browser, and operating-system categories.

Service providers and external content

We use Vercel for hosting and traffic analytics, Supabase for authentication, database, and file storage, Cloudflare Turnstile for anti-abuse checks, and Resend for enabled transactional inquiry email and confirmed newsletter Broadcasts. Map tiles, fonts, messaging links, or other external content may cause the relevant provider to receive normal request information such as an IP address and browser details.

Sharing

We do not sell personal information. We share it only with service providers acting for us, professional advisers or transaction participants when needed for a requested service, or authorities and other parties where required by law or necessary to protect rights, safety, and the service. If an account appears to violate our real-estate industry access policy, we may share limited account and misuse information with the relevant company or organization to investigate the violation and protect the service.

Retention

Account information is kept while the account remains open and is removed through the deletion process, subject to the exceptions above. Inquiry and business records are kept only as long as reasonably needed for follow-up, operations, disputes, and legal duties. Newsletter request and confirmation records are kept while needed to evidence consent, deliver the requested edition, honor unsubscribe choices, and prevent unwanted resubscription. Pseudonymous form rate-limit records become inactive after their configured window and stale rows are removed during later submissions. Provider logs, backups, analytics, and email-delivery records follow the applicable provider and operational retention settings.

International processing

Our providers operate infrastructure in Japan and other jurisdictions. Information may therefore be processed outside your country of residence, subject to the providers’ contractual, regional, and security controls.

Your choices and rights

Depending on applicable law, you may ask for access, correction, a copy, restriction, objection, or deletion of personal information. You may also withdraw a request before engagement where applicable and withdraw newsletter consent through the unsubscribe route in each Broadcast. We may need to verify your identity and may retain information where the law permits or requires it.

Security

We use reasonable technical and organizational safeguards, including access controls, encrypted transport, row-level database authorization, private storage, anti-abuse checks, and restricted administrative operations. No online service can guarantee absolute security.
